This was an extremely complex project requiring demolition and extensive remediation and Public Realm works within a busy townscape environment prior to the new build properties being constructed. Whilst Caledonian HA was the Employer under the contract, six of the properties were developed on behalf of Dunbritton HA. The properties design included highly insulated SIP panel housing with a “Fabric First” approach and also included the installation of solar photovoltaic panels. Compliance Standards; All projects were HfVN and SBD compliant, and achieved an ECO Rating of “Very Good”.
Procured under the NEC3 Form of Contract, and procured through the “SCAPE” Framework. This contractual arrangement is Caledonia HA’s preferred route, meeting all the Client's needs and objectives, specifically relative to early stage Risk Transfer, pre-contract design team management, co-ordination of design with delivery practicalities, bespoke reporting techniques and a Partnering structure with specific KPI's including performance and community benefits.
Our Role
Brown + Wallace provided full pre and post contract PM and QS services, including feasibility study, cost planning, bills of quantities, pre-tender estimates, tender report, valuation of Compensation Events, advice on the contractual & financial implications of Early Warnings, assisting with Risk Management, monthly financial statements, change control management and settlement of Final Account. Provision of Building Insurance Reinstatement Valuations. Provision of 30yr Life Cycle Cost database

Chairing regular Risk Reduction Meetings and updating costs /risks accordingly. Option appraisals provided for alternative sustainability compliance levels, relative to capital and maintenance costs. Assisted in discussions with adjacent owners to ensure that access arrangements and level changes were fully incorporated into the design
